Lump-sum price
A fixed price for a precisely described construction service; the quantity risk is generally borne by the contractor.
With a lump-sum price a fixed total price is agreed for a clearly defined service. Additional quantities that are necessary to provide the agreed service are generally at the contractor’s expense, which is why a precise description of the works is decisive.
Genuine additional orders or changes to the works that go beyond the agreed scope are to be paid for separately. The distinction from a unit-price contract and the clean documentation of additional services are frequent points of dispute over the contract for work and its remuneration.
